MAIA The Seven vs Mahindra Sadahalli is a comparison between projects at different scales and at different stages of disclosure. One is a 128-apartment boutique high-rise in heritage Basavanagudi with its pricing, areas and possession date already filed. The other is a 1,150-home, ten-tower development on 16 acres in the North Bengaluru airport corridor, still pre-launch with configurations and pricing yet to be published.
Two Bengaluru projects separated by scale, location and disclosure stage
MAIA The Seven occupies 3.7 acres south of Lalbagh, with 128 residences across two connected G+32 towers. Every home is a 4 BHK between 4,419 and 4,950 sq. ft., priced from ₹13.5 crore at roughly ₹29,000 per sq. ft., with possession targeted for 01 March 2031. Mahindra Sadahalli spans 16 acres at Navarathna Agrahara in Jala Hobli, with 1,150 residences across ten towers at 2B+G+21 and two basement levels, released in phases. Its configurations, saleable areas, per-square-foot band and possession target are all marked on request pending Karnataka RERA registration. That means the two can be compared on scale, location and developer today, but not yet on price or unit size. That asymmetry is itself useful information for a buyer weighing the two.

The blank rows are the most useful part of the table. MAIA has filed its unit schedule, rate and completion date, so a buyer can price a specific home today. Mahindra Sadahalli is at an earlier point in the same process, where an EOI secures a priority number rather than a unit. For corridor context, Navarathna Agrahara apartments currently trade at roughly ₹7,200 to ₹9,500 per sq. ft., against ₹10,500 to ₹12,500 for the branded Devanahalli belt. Note too that publicly listed pages for the project state 9, 16 and 17 acres variously.
How each address serves a different set of daily journeys
Basavanagudi is a settled inner-city neighbourhood. Schools, hospitals, temples, Gandhi Bazaar and three operational Green Line metro stations sit within a few kilometres, and the surrounding low-rise heritage streets are unlikely to change. The airport is around 40 km away. Navarathna Agrahara sits on the eastern flank of NH-44, roughly 9 km from the airport’s first terminal and about 1.2 km from the operational Prestige Tech Cloud Park, with the KIADB Aerospace Park some 14.5 km out. Its metro link is the upcoming Doddajala station on the Blue Line, cited between 2.5 and 3.5 km in the project’s own material. Tertiary healthcare density, though, does not appear until 18 to 19 km. One address suits city-centred lives; the other suits airport and aerospace-centred ones.
How community scale and density differ across the two projects
The scale gap is the largest in any of these comparisons. Mahindra Sadahalli carries roughly 72 homes per acre against The Seven’s 35, and nine times the household count. A 1,150-home community supports a broader amenity programme and spreads maintenance costs across many more households, while producing a much larger resale and rental pool. A 128-home community concentrates more than 100,000 sq. ft. across two clubs into roughly 780 sq. ft. of recreational space per household, with a correspondingly small resident base. Mahindra Lifespaces has led recent Bengaluru launches with high open-space ratios, from 60 per cent at Zen to 75 per cent at Blossom, though the confirmed figure for Sadahalli arrives at launch. In MAIA The Seven vs Mahindra Sadahalli, scale is the clearest structural difference.
What to confirm with each developer before making a decision
The two developers sit at opposite ends of the scale spectrum. MAIA Estates was founded in 2016 and has delivered 27 Summit on Richmond Road and Pelican Grove in Jakkur, both inspectable today. Mahindra Lifespaces was established in 1994, is listed on the BSE and NSE, carries CRISIL and ICRA ratings of AA stable, and reports around 55.50 million sq. ft. of residential development across seven cities, with four Net Zero or IGBC-certified projects in Bengaluru. For The Seven, the useful step is visiting completed work. For Sadahalli, it is waiting for the RERA filing, the sanctioned plan and the AAI height clearance, all of which remain unpublished. Both filings repay direct reading, since unit schedules and specification annexures carry detail collateral tends to summarise.
